Residential Conveyancing
This term means the buying and selling of
domestic properties, both second hand and brand new, freehold or leasehold
and plots of land. It also encompasses remortgage work and transfers
of title from one party to another.
If you are purchasing a property we will provide you with a full written
contract report for you to keep so that details of your property will
always be to hand. We understand that a house purchase is very important
to you and we never forget that personal contact is paramount. We also
use an electronic case management system to keep delay to a minimum.
The Law changed in 2007 making it illegal to offer property for sale
on the open market without a Home Information Pack (HIP). The HIP is
a set of documents that gathers together essential information about
the property. The compulsory elements of the HIP are a copy of your title
deed, a local authority search, a water and drainage search and Energy
Performance Certificate (EPC), a sale statement and an index.
A HIP is an important legal document and you will want to know that it
has been prepared by a lawyer. Here at scottbailey we will prepare your
HIP in a cost effective and efficient manner and will make sure that
your chosen Estate Agent has your HIP as soon as possible so that your
house can go onto the market at the earliest opportunity.
