What the client said

“We cannot praise Marie Redman, Karen Crain and the Lyndhurst team highly enough. Having worked with Marie and Karen on several sales and purchases over the years, we have always found them professional, responsive and thorough, as well as approachable and friendly. This sale was particularly tricky, but their support made a stressful process much easier.”

The Situation

When Lyn and Mark needed to sell a vacant leasehold flat in the New Forest, they specifically sought out Senior Property Solicitor Marie Redman, having worked with Marie on a number of residential and investment property transactions over the previous 15 years.

Marie was contacted by Lyn and Mark on 22 June. Their Buyer needed to complete the transaction by the end of July leaving just over four weeks from instruction to the required completion date.

Furthermore, the property sale involved a number of leasehold complexities and restrictions that needed to be carefully addressed before the sale could proceed.

The challenge

Leasehold transactions will typically take longer than freehold sales, particularly where a development involves additional layers of management or ownership. Progress can depend on obtaining information from third parties such as the estate owner, management company and managing agents, which can cause delays if the relevant contacts or requirements are not already known. Experience of the development and strong local knowledge can therefore be particularly valuable in keeping the transaction moving.

There was also significant time pressure in this case. A transaction of this nature and complexity would ordinarily be expected to take between 8 and 16 weeks, but the matter needed to progress much faster than usual. This meant coordinating the various parties closely, obtaining the necessary information promptly and identifying potential causes of delay at an early stage.

In this particular case, Marie needed to also ensure the buyer and their solicitor were given complete information about the property as efficiently as possible whilst carefully navigating the requirements specific to this sale.

Our approach

Marie drew on her extensive experience of complex residential leasehold property transactions, together with her detailed knowledge of the local property market and leasehold arrangements in and around the New Forest.

Supported throughout by Scott Bailey’s experienced residential property team, including the firm’s legal assistants, Marie worked proactively with the buyer’s solicitors allowing enquiries to be dealt with efficiently and clearly. Their combined local knowledge and conveyancing experience allowed different elements of the transaction to progress simultaneously and helped maintain momentum throughout, reducing the need to spend valuable time establishing information from scratch.

The outcome

Despite the complexity of the leasehold arrangements, the sale completed successfully on 30 July 2026, approximately four weeks after Scott Bailey was instructed.

For Lyn and Mark, the result was a successful sale delivered considerably faster than would ordinarily be expected for a leasehold transaction of this nature, without compromising the detailed legal work required.
